You pull back the corner of drywall under the bathroom vanity, or you move a piece of furniture that’s been sitting against a basement wall for years, and there it is. Dark. Fuzzy. A smell that hits you before you even see it clearly.
The instinct is to grab a bottle of bleach and get to work. I understand that instinct. But it’s one of the most expensive mistakes a homeowner can make. Here’s what I want you to know before you touch anything.
Why ‘Black Mold’ Is a More Complex Situation Than It Looks
The term ‘black mold‘ gets used loosely, and it’s worth clarifying. Not all dark-colored mold is Stachybotrys chartarum, the strain commonly associated with severe health effects. But any mold growth inside a living space is a problem, regardless of the species. Mold in a home indicates a moisture problem, and mold spores are airborne.
When you disturb mold — scrubbing it, cutting through affected drywall, even running a fan across it — you release spores into the air. Those spores then travel to other areas of the house, land on new surfaces with any moisture, and establish new colonies. What was a contained problem in one area becomes a cross-contamination issue throughout the home.
This is exactly why the first step is to leave it alone and call a professional.
Step 1: Don’t Disturb It
No scrubbing. No bleach. No shop vac. Do not cut into the drywall around it to see how far it goes, even if you think you’re being careful.
If the mold is in a confined area, close the door to that room if possible. If it’s in a basement or crawl space, limit foot traffic through that area. The goal right now is containment, and you achieve that by not agitating the colony.

Step 2: Find the Moisture Source
Mold doesn’t grow without moisture. If you found mold, there is a water source feeding it. Finding and fixing that source is not optional. If you remediate the mold without addressing the moisture, the mold comes back.
Common moisture sources behind mold growth in Calgary homes: slow plumbing leaks in walls, condensation from poor ventilation in bathrooms and kitchens, foundation seepage in basements, roof leaks that have tracked down through wall cavities, and humidity from a failed vapour barrier in crawl spaces.
Sometimes the moisture source is obvious. A visible plumbing leak, a roof that was recently compromised. Other times it requires professional moisture detection to locate, particularly when it’s coming from inside a wall or subfloor. Step 3: Document Before Anything Is Disturbed
Take photos and video. Capture the mold growth, the surrounding area, and any signs of the moisture source. If this is going to be an insurance claim, your documentation at this stage is critical.
Home insurance typically covers mold that resulted from a sudden and accidental water loss. A burst pipe that caused mold growth in a wall cavity is often covered. Mold from a slow leak that was knowable but ignored over months is typically not. Your documentation, combined with the restoration company’s assessment of the cause of loss, shapes how the claim gets handled.
Step 4: Call a Certified Mold Remediation Company
This is not a job for a general handyman. Proper mold remediation requires containment barriers to prevent spore spread during removal, negative air pressure systems, HEPA filtration, personal protective equipment, and proper disposal of contaminated materials.

The visible colony returns, usually within weeks, and the homeowner concludes that mold is just something they have to live with.
